The Charities Property Fund (CPF) aims to provide a high and secure level of income, with the prospect of future income growth, while maintaining the capital value of the assets held in the Fund. To support this objective, the Manager targets a long‑term total return of 7% per annum, with the majority expected to be delivered through income. This figure is an aspiration and not a guarantee, and both income and total return may fluctuate over time. The Fund maintains a strong commitment to ESG and Responsible Investment, underpinned by a formal ethical policy and the application of positive and negative tenant screening when assessing investments and prospective occupiers.
The Fund is managed by Savills Investment Management, a leading global real estate investment manager with more than 30 years of experience and £23.0 billion of assets under management. Savills IM provides access to pooled funds, separate accounts, strategic partnerships and asset management solutions, delivered by 340+ professionals across fifteen locations in thirteen countries.
As part of the Savills Group - founded in 1855 and now operating from over 700 offices in 60 countries with more than 40,000 employees - CPF benefits from the heritage, research capability and global reach of one of the world’s most respected real estate organisations.
Together, CPF and Savills IM offer charities a trusted, transparent and purpose‑aligned route to high‑quality property investment.
